Generally, after conceptual stage and having obtained necessary licenses from the competent authorities, the developer/ builders go in for original bookings of their Residential / Commercial Projects wherein they offer to the public residential and commercial spaces with choices to opt for booking in construction linked plan and down payment plan. While payment in construction linked plan is received by the builders in phased manner as per progress in construction of the Project , the payment in “down payment“ is received by them from the prospective buyers in lump sum for the entire cost by giving buyers discount at a certain rate. The builders also generally assure in writing to hand over possession within a fixed time period with penalty clause and also assure non – escalation of the price at later stage after the original booking.
Be a person, end-user or investor, he is always a gainer because of time –span for payment in construction linked plan and transferability of the units mid way, paving the path for earning handsome appreciation on their investments which sometimes ranges between 50% to 100% within a short span of 6 months to 1 year depending upon location of the project and credibility of the builder.
